How to Automate Showing Reminders Without Sounding Like a Robot

The 24-hour anchor

The first reminder fires exactly twenty-four hours before the showing. SMS, not email — open rates on SMS sit around 98% versus 20% for email.

Copy: 'Hey [first name] — looking forward to walking [address] tomorrow at [time]. Anything I should know going in?' That last clause does the work. It invites a reply. Replies cut no-show rates roughly in half because the lead is now actively engaged.

The 1-hour confirmation

Sixty minutes before the showing, fire a second SMS: 'On my way to [address] now — see you in an hour.'

Two things happen here. The lead is now reminded with no possible escape route, and they have a chance to cancel before you've driven there. A late cancellation is annoying. A no-show with you already on the property is worse.

The day-of script

Right after the showing, fire an automated SMS: 'Thanks for walking [address] with me — what jumped out, good or bad?'

This is where most automation stops sounding like automation. Specific property reference, specific question, low-effort to reply. Reply rates on this single message land around 60%, and the replies are gold for refining what to show next.

How to keep it human

Three rules. First, every automated message references something specific — the address, the neighborhood, the time. Generic 'looking forward to our meeting' messages read as bot-spam.

Second, no message ever contains a link unless it's a calendar link. SMS with links route to spam folders and feel commercial.

Third, the moment the lead replies, the automation pauses and routes to you. Nothing kills trust faster than a lead asking a real question and getting a follow-up template thirty minutes later.
